Located on the first floor of Katie’s Abode, the Buransh Room is named after Uttarakhand’s vibrant Rhododendron flower. This 12x15 ft room offers a bright and cozy retreat with ample natural light and an attached bathroom. With two comfortable single beds, it is ideal for friends or guests who wish to share the room but not the bed. It offers a warm, peaceful stay amid the calm of the mountains.
The space
This listing is part of our 5 BHK villa where two ground-floor rooms are reserved/used by the Property Owners.
*The property is named Katie's Abode after the owner's most adorable pet - Katie.* The room for single occupancy is called Buransh.
The property has panoramic views of a gorgeous forest-covered valley and the mighty Himalayan peaks (best views between September to February) which are visible from rooms and the patio.
~Property Layout~
* The listing is located on the First floor. The ground floor is the owners area and access is not allowed.
* The entrance to the property is into a living room on the first floor through an iron staircase from the ground floor. The entrance to ground floor rooms (owner's area is different)
* The living room has two sit-out areas - On one side, you'll find a cosy fireplace area with a TV and loungers, while the other side offers a comfortable sofa seating space.
* The first floor also has a dining area next to the kitchen
* Two bedrooms with attached bathrooms are located on the First floor
* A large patio (shown in pictures) is located next to the dining area
* A staircase from the dining area leads to the second-floor
* The second floor has a large third bedroom/family bedroom fitted with 3 Queen beds and has an attached bathroom
* There is a writing/laptop table in the dining area
~Amenities and Services~
* A 42-inch LED TV has been provided in the Living Room for family viewing
* The Kitchen has all necessary appliances like microwave, refrigerator, gas stove, RO, cookware, cutlery and crockery, glassware & serve ware
* All bathrooms have 25 Ltr water heaters for the hot water supply
* Ceiling/table fans/air-conditioning is not required
* Heaters/heat convectors have been provided in all rooms for usage in winter
* Power backup is through the UPS system which will power the lights and fans, however, heavy electronics like kitchen equipment, geysers/water heaters, room heaters, electric irons, and hair dryers cannot be used on power backup in case of a power outage
* Electric Blankets have been provided in all rooms (for winters only)
* Housekeeping is provided daily (once a day)
* Fresh clean Linen is provided at every check-in. Complementary Linen change is provided every 4th Day if your booking is longer than a week. Additional / more frequent Linen changes can be provided at an additional cost of INR 500 per bed.
* Toiletries like Shower Gel, Shampoo, Hand wash, and Toilet paper will be provided
* Tea / Coffee comes with compliments from us, and guests do not need to carry the same as part of their groceries unless they want a specific tea/coffee of their choice.
~Pet Policy~
* We welcome your toilet-trained pets at the property
* A one-time cleaning/pet fee of Rs. 500 is applicable for hosting guests with pets.
* Pets are not allowed on the beds/sofas
* Please keep your pets indoors after 8 P.m. to avoid wild animals attracted towards your pet
~Add Ons~
* We can organize an open-air bonfire at an extra cost of Rs. 1500 per use (approx. 3 hours)
* Barbecue can be organized for Rs. 1000 per use
* Usage of indoor Bukhari (fireplaces) is chargeable at an extra cost of Rs. 1500 per usage (per Bukhari). Indoor Bukharis are only recommended during peak winters.
~Parking~
Car goes directly to the property, and we have parking space (street parking) for 1-2 cars outside the property.
* Guests will need to climb 10-15 steps to enter the property from the Parking as explained above
~Driver/ Cook/ Nanny Accommodation~
* 1-2 female house help (nanny/ maid) can be accommodated in the living areas of the cottage. Mattresses and linen will be provided for them (chargeable at INR 500 per person per day)
* Driver accommodation is not available at the property. We can help in arranging driver accommodation nearby (at a village home) at a nominal charge (subject to availability)
~In-house Meals~
We have a meal package as below:
-Rs. 600 per person for breakfast, lunch/dinner, hi-tea.
-Rs. 900 per person for breakfast, lunch & dinner, hi-tea.
~Meals & Dining Nearby~
* Restaurant Dining options are not available in this area in the immediate vicinity
* The closest and recommended dining options would be at Mukteshwar and Dhanachuli approx. 1 hour away. We recommend the cafes at Mukteshwar and Te-Aroha (a boutique hotel) at Dhanachuli as a must-try experience!
~Red Eye Check-in/ Check-out Duty Charges~
* Extra duty charges for night check-ins from 8 pm to 4 am are ₹2000
* Extra duty charges for morning check-out from 4 am to 10 am are ₹2000
Guest access
Our guests are most welcome to enjoy all areas and facilities of the property as listed above. Access to ground floor rooms (Owner area - as described above) is not permitted.
During your stay
Our caretakers are available on site for a specific period of time. In case of emergency you can call them. Their contact numbers will be shared once you check-in.
Other things to note
* Our home is a private mountain home with a few other private homes nearby
* The area is not thickly populated
* The surrounding areas have large fruit Orchards of Apricot, Apple, Plums, peaches, etc. and the remaining are forest areas
* The closest market is Nathuakhan (10 km away) and shuts down by 7 PM
* We do not recommend forest walks/drives after it turns dark, as you may encounter wild animals including Jackals, Wild Bores, Leopards, etc.
~Electricity & Water Conservation~
* The neighbourhood has a limited load capacity power supply. Adequate power will be available to the guests to have a comfortable stay. To prevent wastage of electricity, we recommend consumption of 50 Units per day (calculated pro-rata) during the summer season, and 100 Units per day (calculated pro-rata) during the winter season. This calculation is sufficient for running the house with adequate heating and necessary consumption.
Our caretakers will inform the guests if the power consumption is going beyond the recommended usage. We request our guests to turn off room heating/water heaters when going out, and not leave them unattended. Additional consumption will be chargeable at Rs. 7.50 per unit.
* Water is scarce in the mountains, and it is very difficult to purchase water. Adequate water will be provided for a comfortable stay. Our caretakers will inform the guests if the water consumption is going astronomically high (ex. consumption of 5000+ Lts in 3 days) which means water is being wasted. In such a case, the guests would be asked to pay additional consumption charges for additional water to be purchased. A rational consumption project not more than 1200 Lts. of water consumption per day (calculated pro-rata) for a 4-bedroom house and so on.
In case of any damage to any items in the property, due to carelessness, or otherwise, we ask our guests to come forth and report the same and without any argument compensate the damage done.
