Just 30kms from Vagamon and Thekkady, The Ledge is a private boutique villa located in Peerumedu, a hill station very little explored in Kerala. Designed by renowned architect Vinu Daniel, the villa is spread across 2 acres of beautifully landscaped land. This two-bedroom retreat blends modern luxury with natural serenity, making it ideal for couples, art lovers, and getaway seekers.

The space
An Entire Villa, Just for You

This villa is designed for those who value privacy and stillness. We accept only one booking at a time, ensuring the entire property in 2 acres belongs solely to you during your stay. No shared spaces, no interruptions. Even our caretaker stays outside the premises and will only step in to serve food and when you need assistance. Just a call away.

Each bedroom offers landscape views, featuring king-sized beds, soft lighting and floor-to-ceiling windows that frame the hills. Bedroom 2’s long glass windows open directly to nature where you can step right out onto the lawn. Wake up to the sound of the wind and birds instead of alarms. The attached bathrooms come with modern fittings, a jacuzzi(in one of the bathrooms) and natural textures, creating a simple yet elegant finish.

A fully equipped kitchen gives you the freedom to cook or reheat meals at your own pace.
It includes essentials like a refrigerator, gas cooktop, utensils and serveware. Ideal for cozy mornings or long stays.

The villa sits at the edge of a quiet valley, offering uninterrupted views and a feeling of complete escape. It’s perfect for breakfast in the mist, sunsets with coffee or quiet nights by the fire under the stars.

Every space here is designed to make you feel far away from everything; in the best way.

P.S: For breathtaking pictures, keep your camera/phone ready during the bluehours. The stairway and the living room look absolutely surreal during that time. Make sure you turn on all the overhead lights
