ZERO9 farmPAD is an award-winning architect-designed private forest retreat set within a half-acre food forest in Takave, Karjat. Designed around our philosophy of Build Less, Grow More, the home uses exposed brick, Kota stone and steel to stay naturally cool while blending seamlessly into its surroundings. A seasonal monsoon stream, hundreds of fruit trees and abundant birdlife create a peaceful escape from city life. The three unique spaces—Serenity, Sanctuary and The Nest—each offer their own character, comfort and beautiful forest views.

Guest access
Guests have exclusive access to the entire property — all three bedrooms, common living and dining areas, fully equipped kitchen, outdoor sit-outs, the food forest and stream pathway. The property is yours entirely for the duration of your stay. A caretaker is available on-site for assistance.
Other things to note
• Located on a quiet village road and accessible by most cars. An SUV is recommended during the monsoon.
• ZERO9 farmPAD is naturally cooled by design. Exposed brick, Kota stone, high ceilings and ceiling fans keep the home comfortable while allowing fresh forest breezes to flow through the spaces.
• Being surrounded by nature, you may occasionally encounter birds, butterflies, insects and other harmless wildlife—an integral part of the food forest experience.
• Power outages may occasionally occur in the area. An inverter backup keeps essential lights, fans and Wi-Fi running.
• Hot water is available via instant geysers (please allow 2–3 minutes).
• Jio offers the strongest mobile network coverage at the property.
• Karjat town is approximately 15 km away for pharmacies, ATMs and other essentials. Kadav market is about 5 mins drive.
• ZERO9 farmPAD is designed for mindful, peaceful stays. We welcome families and couples seeking to reconnect with nature. Loud music, parties and alcohol are not permitted.
