The Kilmora room on the first floor of Katie's Abode homestay offers beautiful mountain views and a soothing ambiance, perfect for a quiet getaway. Part of a cozy bed and breakfast with two double rooms and one family room, it spans 12x15 feet and features a double bed, a large bay window, and a small balcony. The serene blue tones and comfortable seating create a calm and secure space for guests to relax and unwind.
The space
Katie's Abode is a beautiful 5 BHK villa named after the owner's beloved pet, Katie. Nestled in a serene forested valley with stunning views of the majestic Himalayas (best enjoyed between September and February), this villa offers a comfortable and tranquil stay with breathtaking scenery visible from every room and the spacious patio.
Room Details:
The room for single occupancy is named Buransh and is located on the first floor of the villa. Two rooms on the ground floor are reserved for the property owners and are not accessible to guests.
Property Layout
Location: The guest rooms are located on the first floor, with the ground floor reserved as the owner's private space.
Entrance: Guests access the villa through a separate iron staircase leading directly to the first floor living room. The owners have a separate entrance.
Living Room: This room offers two cozy sitting areas—one side features a fireplace with a TV and comfortable loungers, and the other side has a cozy sofa seating area.
Dining Area and Kitchen: Adjacent to the kitchen, the dining area includes a table with a writing/laptop space.
Bedrooms: Two bedrooms with attached bathrooms are on the first floor. A large patio is also connected to the dining area.
Second Floor: A staircase from the dining area leads to a spacious family bedroom fitted with three Queen beds and an attached bathroom.
Amenities and Services:
Entertainment: A 32 inch LED TV is available in the living room.
Kitchen: Fully equipped with essential appliances including a microwave, refrigerator, gas stove, RO system, cookware, cutlery, crockery, glassware, and serveware.
Hot Water: 25 liter water heaters are provided in all bathrooms.
Temperature Control: Ceiling and table fans, air conditioning are not necessary. Heaters/heat convectors are provided in all rooms for winter use.
Power Backup: A UPS system supports lights and fans during power outages. However, heavy appliances like geysers, room heaters, kitchen equipment, electric irons, and hair dryers cannot be used on backup power.
Comfort: Electric blankets are provided in all rooms during winter.
Housekeeping: Daily housekeeping (once per day) is included. Fresh, clean linen is provided at every check in. For stays longer than a week, linen is refreshed every fourth day, with additional changes available for INR 500 per bed.
Toiletries: Shampoo, shower gel, hand wash, and toilet paper are provided.
Tea/Coffee: Complimentary tea and coffee are available. Guests may bring their preferred variety if desired.
Pet Policy:
Pet Friendly: Well behaved, toilet trained pets are welcome. One time pet cleaning fee of INR 500 applies.
Pet Etiquette: Pets are not allowed on beds or sofas. We request that pets be kept indoors after 8 p.m. to avoid attracting wildlife.
Add Ons:
Bonfire: An outdoor bonfire can be arranged at an additional cost of INR 1,500 per use (approx. 3 hours).
Barbecue: Available at INR 1,000 per use.
Parking:
Car Access and Parking: Vehicles can drive up to the property. Parking for 1 2 cars is available on the street outside the villa.
Access from Parking: Guests will need to climb 10 15 steps from the parking area to enter the villa.
Driver / Cook / Nanny Accommodation:
Help Accommodation: Up to two female house helpers (nanny/maid) can stay in the villa’s living areas for INR 500 per person per day, with mattresses and linen provided.
Driver Accommodation: Not available onsite, but can be arranged in nearby village homes for a nominal charge (subject to availability).
In House Meals:
Meal packages are available as follows:
INR 600 per person for breakfast, lunch/dinner, and high-tea.
INR 900 per person for breakfast, lunch, dinner, and high-tea.
Dining Options Nearby:
Restaurants: Dining options are not available in the immediate vicinity.
Recommended Nearby Dining: Mukteshwar and Sitla, approximately 45 to an hour’s drive away, offer some excellent cafes.
Check In / Check Out Duty Charges:
Night Check In (8 pm to 4 am): INR 2,000 extra duty charge.
Early Morning Check Out (4 am to 10 am): INR 2,000 extra duty charge.

Guest access
Our guests are most welcome to enjoy all areas and facilities of the property as listed above. Access to ground floor rooms (Owner area - as described above) is not permitted.
During your stay
Our caretakers are available on site for a specific period of time. In case of emergency you can call them. Their contact numbers will be shared once you check-in.
Other things to note
Katie’s Abode is a secluded mountain home set amidst a peaceful, sparsely populated area with a few other private homes nearby. Surrounded by large orchards of apricot, apple, plum, and peach trees, and bordered by lush forestland, this retreat offers a true escape into nature.
Nearest Market: The closest market is in Nathuakhan, approximately 10 km away. It closes by 7 PM.
Wildlife Awareness: For safety, we advise against forest walks or drives after dark, as wild animals such as jackals, wild boars, and leopards may be encountered.
Electricity & Water Conservation:
Our neighborhood has a limited electricity load capacity, but adequate power will be available to ensure a comfortable stay. To help conserve energy, we recommend limiting consumption to:
50 units per day (calculated pro-rata) during summer.
100 units per day (calculated pro-rata) during winter, sufficient for heating and regular needs.
Our caretakers will inform guests if power usage approaches these limits. Guests are asked to turn off heating and water heaters when leaving the property to avoid unnecessary usage. Additional consumption will be charged at INR 7.50 per unit.
Water Conservation:
Water is a precious resource in the mountains, with limited access to additional supplies. We provide adequate water for a comfortable stay, but we request rational usage to avoid wastage. Caretakers will notify guests if consumption becomes unusually high (e.g., more than 5,000 liters in 3 days), indicating possible wastage. In such cases, guests may be asked to cover additional water charges. For reference, reasonable usage is about 1,200 liters per day (calculated pro-rata) for a four-bedroom house.
Damage Policy:
In the event of any damage to property items due to carelessness or otherwise, we kindly ask guests to report the incident and compensate for the damage without dispute.
