Wakeup to birdsong (15 varieties) rustling leaves & rain drifting through the estate . Look forward to hosting you w/ home cooked food & privacy.

The space
This private Coffee Estate Retreat includes a charming 3-bedroom bungalow that sits gently atop natural rock formations, offering you a rare blend of rustic beauty and refined comfort. Surrounded by acres of lush coffee plants, pepper vines, and towering trees, *Bungalow on the Rocks* is your peaceful getaway—whether you're a family looking to reconnect or a group of friends seeking nature with a touch of luxury. Our place is ideal for larger groups (from 4-8 guests), for just couples or nuclear families on a lower budget we recommend our other cottage (please see other properties listed by me). The Space * 🛏️ Three well-appointed bedrooms—2 with air conditioning—each with comfortable beds, fresh linens, and windows that open to green views and birdsong. * 🛋️ A cozy living room with plenty of seating, perfect for conversations, reading, or playing board games on a rainy afternoon. * 🍽️ A dining space that brings people together around a 110 year old rose wood dining table, with the option to enjoy home-cooked Coorg meals (on prior request). * ☕ A wide verandah overlooking the plantation—ideal for your morning coffee or evening unwind as mist settles over the trees. * 🌿 Spacious outdoor areas for children to play, adults to explore the estate, or simply relax under the shade of centuries-old trees. Sit in the gazebo or have the caretaker light a bonfire (extra charge) What Makes It Special? * The natural rock base gives the bungalow its name and adds to the charm—it's not just a home, it's part of the landscape. * Wake up to the sight of over 15 species of birds, and spot colorful butterflies, insects, and the occasional peacock. * Rainy days are a delight here—the sound of drizzle on the roof, the smell of wet earth, and the view of mist-covered plantation hills are truly soul-soothing. * Located 15 mins from the nearest town in Coorg, you're close enough for a quick trip out, but far enough to truly disconnect and relax. Good to Know * Home-cooked meals can be arranged. * There is ample parking and basic housekeeping can be provided for longer stays. * Wi-Fi is available throughout the home — but we encourage you to slow down and soak in the quiet. Whether you're here for a family holiday, a long-overdue friends' reunion, or a quiet writing or photography retreat, *Bungalow on the Rocks* is a place that helps you breathe deeper, sleep better, and leave refreshed.

Guest access
Guests can walk/trek throughout the estate early in the morning and get some good exercise.

Please note that BSNL is the only network that works well. Airtel, Vodafone and Jio too are available but the coverage is spotty.

Guests will NOT be provided access to the kitchen. We have made exceptions in the past for families with small children. But please ask for this up front. In case cooking requirement is a "must have" please do consider other properties. (Our take :: let it be a holiday and actually enjoy your stay instead of worrying about cooking.)

Rooms will be provided based on number of guests. One room will be provided for every 2 guests. We have done this to make the place affordable for smaller groups and charge larger groups for the extra space that is available. Rest assured that you will be the only guest in the bungalow, whether you book for 1 guest or 8 guests.

Other things to note
KEY HOUSE RULES (please read before booking):
* No smoking inside the bungalow (outdoor smoking permitted).
* No kitchen access for guests (home-cooked meals available on request).
* Generator runs till 9 PM; extended use charged at Rs. 400/hour.
* Power outages are common during heavy rains — UPS backup provided for all rooms lasts 4-8 hours if used diligently
* Insects, geckos & small creatures are natural to this estate — embrace the wild!

Re: Food
Breakfast is included. Lunch/dinner available on advance request (veg: Rs.250/head; non-veg: Rs.275; Pandi curry: Rs.300 — must be pre-ordered). Timings: Breakfast 8–10am, Lunch by 2PM, Dinner by 9PM. Missed meals will be charged.

Re: Power
UPS covers all rooms and lasts 4-6 hours. Kirloskar generator available beyond 9 PM at Rs.400/hour (covers diesel cost). During prolonged heavy rains, outages can last days.

Re: Smoking & Nature
No smoking inside. Smoking allowed in the coffee plantation grounds. Rs.1,000 cleaning fee if found smoking indoors. Expect occasional insects, leeches, bees, geckos — caretaker available to assist.
