Downstairs cloakroom/W.C. Beamed sitting/dining room with open range fire and Smart TV. Kitchen with breakfast area and French doors to patio overlooking the fields beyond. There is a fully enclosed garden with a south-east facing terrace with table, chairs and a brick barbeque.

Little Oaks, nestles in its own fenced off spinney with 300 year old Ash and Oak trees, well placed in Lincolnshire, but on the borders with Rutland, Leicestershire and Nottinghamshire on our small holding, looking out over rolling countryside. Our home built hut is cosy, beautifully appointed, and built to an exacting specification, somewhere we would love to stay!

Empingham nestles in the Gwash Valley, equidistant from the charming Georgian town of Stamford, and Rutland’s county town, Oakham. The village has a shop, medical centre, and an antique shop just 250m away. The local area also benefits from many other very good pubs, restaurants and cafes.
